Most of the Turner Property Services Group executives have worked together for nearly 20 years.
J. Steven Turner, CPM, CCIM
President and CEO
Mr. Turner served as President of Larry Stein Realty Property Services for 20 years prior to forming Turner Property Services Group Inc. in 2005. He received his B.S. in Business Administration from Wright State University. Steve is a past president and long time board member of the local chapter of IREM, The Institute of Real Estate Management. He is past president and director of Dayton BOMA, the Building Owners and Managers Association. He has served on the board of Ohio BOMA and served as Treasurer and Board Member of the Dayton Area Board of Realtors. Mr. Turner began his property management career in 1974 and earned the designation CPM, Certified Property Manager, in 1979. In 1995 he achieved the CCIM designation as a Certified Commercial Investment Member. Steve has also been active in various civic and professional associations.
Marguerite Krein, RPA
Vice President and Senior Property Manager
Ms. Krein is responsible for the center city and downtown property management portfolio. She has successfully completed business and real estate classes at Sinclair Community College and Michigan State. Marge achieved the Real Property Administrator (RPA) designation in 1991 from the Building Owners and Managers Association (BOMA). She has an Ohio Real Estate License and is a member of the Dayton Area Board of Realtors. Ms. Krein is a past President of Dayton BOMA and served on the Board of Ohio BOMA. She is experienced in managing suburban office buildings, high-rise downtown office buildings totaling over 460,000 square feet and retail centers totaling over 1.5 million square feet.
Bruce W. Reger, RPA
Vice President & Senior Property Manager
Mr. Reger is responsible for a portion of the suburban property management portfolio. He attended Sinclair Community College and achieved the Real Property Administrator (RPA) designation in 1991 from the Building Owners and Managers Association (BOMA). He has an Ohio Real Estate license, has served as President and Past Board Member of Dayton BOMA. Bruce has 20 years experience in Property Management. His prior experience includes responsibility for the Key Corp portfolio of properties in Dayton, Springfield, Columbus and Mansfield. These properties included corporate office buildings and over 50 bank branches. Bruce is active in various community activities including Chair Facility Advisory Committee for Oakwood City Schools.

Susan Considine, CPM
Vice President & Senior Property Manager
Ms. Considine has more than 20 years experience in the real estate management industry and has included every property type, from multifamily housing to retail to high-rise downtown office buildings in her portfolio. Prior to joining Turner Property Services Group, she was Regional Director of Operations for Miller-Valentine Group. Susan earned a B.A. in Communications from Wright State University and the Certified Property Manager designation from the Institute of Real Estate Management, IREM. She has served as President of the local IREM chapter several times, been a member of the Executive Committee for 5 years and was elected the Regional Vice President on the national level of the organization in 2006.
Howard Sweet, CPM, CCIM
Vice President and Project Manager – Construction Services
Mr. Sweet attended Miami University in the Electrical and Mechanical Engineering Program. He is a Certified Property Manager (CPM) from the Institute of Real Estate Management (IREM) and has earned the designation Certified Commercial Investment Member (CCIM) from the Commercial Investment Real Estate Institute. Howard is a past president of IREM, Dayton Chapter. He began his property management career in 1982 and joined Larry Stein Realty in 1987. Mr. Sweet has over 20 years experience in managing a commercial property management portfolio in excess of over 1 million square feet. In addition, he has served as project manager of the Construction Services Division which provides commercial construction, tenant improvements and commercial remodeling services.
David Zickgraf
Vice President, Maintenance Division
Dave is in charge of a staff of maintenance technicians as well as subcontractors and service providers. He has over 20 years experience with commercial property maintenance supervision as well as prior experience in commercial construction and supervision. Dave holds a vocational certificate in HVAC, and boiler maintenance. He holds certifications in safety including confined space and rescue, fall protection, competent person, industrial trucks, excavation, CPR, first aid and power actuated tools. Member of Corporate Safety Committee for many years. In addition, Dave has also been a member of the American Nursery and Landscape Association since 2004.

Sean Turner
Assistant Vice President
Sean graduated from the University of Dayton’s School of Engineering with a major in Civil Engineering in 1999. He was commissioned as a Second Lieutenant in the U.S. Air Force and served a total of five years with two tours to the Middle East and achieved the rank of Captain. For the past five years he worked as a Project Manager for a national homebuilder for upscale community homes. His experience includes community development, land acquisition, marketing, sales, construction, contract negotiation, budgeting, purchasing, and quality assurance.
Sandra J. Schaeff,
Executive Property Manager
Sandra’s responsibilities currently include a management portfolio of suburban, medical office facilities. During her career she has managed office, office condos and retail centers. With over 20 years experience in commercial real estate, including leasing administration, Sandra has been a valuable asset to the Turner Property Management Team. Sandra holds an Ohio Real Estate License, is currently enrolled in Real Property Administrator (RPA) classes, and is a candidate for the RPA designation.
Mark Sinex
Executive Property Manager
Mr. Sinex has been in the real estate management industry for 25 years. During his career he has managed a portfolio of medical office buildings, retail, industrial, suburban and high-rise downtown office buildings as well as office and residential condominiums. In addition to customary management duties, Mr. Sinex has managed buildings during multi-million dollar renovation projects. He has served Owners in the Dayton and Cincinnati markets, holds an Ohio Real Estate License and is working toward the Certified Property Manager designation.
Jerry Green Jr.
Executive Property Manager
Jerry has a Masters in Public Administration from the University of Dayton and was with City Wide Development, the development corporation for the City of Dayton, for 15 years. He held several positions at City Wide including property management and managed a portfolio of one half million square feet of commercial space. He also worked on both public and private sector development projects.
Shirley Carroll
Property Manager
Ms. Carroll is responsible for a portion of the suburban property management portfolio including medical offices, office condos and retail. She has over 9 years experience in the property management field with the Fordland Development Corporation portfolio in Dearborn, MI. These properties included corporate and commercial office buildings, hi-rises, and restaurants totaling over 1.5 million square feet.

Bonnie Essex
Property Manager
Ms. Essex has over 25 years of experience in management, which includes team leader, project manager, process improvement chair, facilities manager and department head. She was on the team that built the Schuster Center and Performance Place. She has experience in managing office and residential condos, high-rise downtown office buildings, retail centers, and government offices buildings at Wright-Patterson.

Jack Turner
Property Manager
Jack graduated from Wright State University with a degree in Communications. His Property Management experience started with his assignments to the TPSG maintenance division where he worked for 3 years. He completed his real estate course work and has an Ohio Real Estate License and currently is assisting Bruce Reger.
Mark B. Francis, CPA
Controller and Financial Manager
Mr. Francis is responsible for the financial and administrative affairs of the company. Mark received his B.S. in Business Administration and Masters of Business Administration from Wright State University. In 1988, he received his license as a Certified Public Accountant (CPA) in the State of Ohio. Mark has over 20 years of experience in various financial management roles. He has worked in various industries including public accounting, retail, real estate development and construction, and property management.

Ellen Sweet, RPA
Accounting Manager
Ms. Sweet is responsible for the accounting division for the property management and construction group. She received her B.S. in Accounting from Daemen College, NY and has achieved the Real Property Administrator (RPA) designation in 1995 from the Building Owners and Managers Association (BOMA). Ms. Sweet began her accounting experience in 1983 and joined the property management division of NAI Larry Stein Realty in 1988. She has acquired over the past 20 plus years extensive experience in all facets of the real estate accounting field, including A/R, A/P, Financial Statement Preparation, Pass Through Expenses and CAM Reconciliation.

Kenya Hoskins
Lease Administration
Kenya is a paralegal and received her A.A.S. in Community Based Corrections from Sinclair Community College in 2003 and received her B.A. in Criminal Justice Studies from the University of Dayton in 2005. She is a member of the Greater Dayton Paralegal Association and volunteers monthly with the Greater Dayton Volunteers Lawyers Project where she participates in the Pro Bono Pro Se clinics for members of the Dayton community. She comes to us with experience as a foreclosure paralegal where she gained familiarity with various complex leases.
